If a qualifying current home sells for $500,000, a 1% listing brokerage fee would equal $5,000. The fee is subject to a $3,000 minimum, so a home selling below $300,000 would have a $3,000 listing brokerage fee. These examples explain only the listing brokerage’s fee—not the total cost of selling.

The proposed listing brokerage fee is 1% of the final sales price of a qualifying current home, subject to a minimum listing brokerage fee of $3,000. If the final sales price is below $300,000, the listing brokerage fee is $3,000. At a final sales price of $300,000 or more, the 1% calculation applies. The fee does not include any separately agreed buyer-broker compensation, title or escrow charges, taxes, repairs, concessions, mortgage payoff, or other closing costs. Compensation for the next-home purchase is addressed separately in the buyer representation agreement. Real estate compensation is negotiable and is not set by law.

Eligibility depends on the current property, the qualifying DFW home purchase, representation on both transactions, and execution of both agreements within the period specified in the written offer. The written agreements must identify covered services, any additional charges, required transaction milestones, and what happens if the purchase or sale does not close. No particular savings, sale price, closing date, financing, or builder incentive is guaranteed. You may choose your own lender.
